How We Screen Your Rental Applicants
In California’s current regulatory environment, tenant screening must be handled with strict adherence to state law. Under AB 2493, effective January 1, 2025, our process is designed to be clear, consistent, and fully compliant while ensuring fairness to both owners and applicants. We establish written screening criteria in advance and apply those standards equally to every applicant. California law requires that we follow one of two methods: (1) a first-come, first-qualified process, where the first applicant who meets all criteria is approved, or (2) a non-sequential review process, where multiple applications may be considered, but all screening fees must be fully refunded to any applicants who are not selected within the required timeframes. Screening fees are only charged when an application is actively being reviewed. By following these procedures, we protect our clients from potential liability while providing a transparent and equitable application process for all applicants.

Am I required to make my property available to Section 8?
In California, housing laws require that all applicants be evaluated fairly and consistently, including those participating in Housing Choice Voucher programs (commonly known as Section 8). As part of our commitment to compliance and professionalism, we do not discriminate based on an applicant’s source of income. All applications are reviewed using the same written screening criteria, including credit history, rental history, and income qualifications. For voucher holders, income requirements are based on the applicant’s portion of the rent, not the total contract rent. If an application is approved, we work in coordination with the local housing authority to complete the required documentation and inspection process. This approach ensures compliance with California law while maintaining a fair, transparent, and consistent screening process for all applicants.
